LBWN has worked to build capacity to identify and develop catalytic projects that will eliminate blight, bring
new stakeholders and services to the community, and encourage future investment by others. This
proactive approach not only helps maintain and improve the neighborhood's image, but also enhances the
area's economic vitality.

Here are some of the LBWN's development projects:
3500 W. National Ave.
Over the years, 3500 W. National Avenue has been the location of
several different bars.  These bars have created problems for the
Silver City commercial district including shootings, fights, and
intoxicated clients for neighboring eateries.  The property owner
believed that the property was best suited for a bar, liquor store or
gas station.  

Since LBWN advised the owner that none of these uses fit the
vision that the Silver City business owners had for this very visible
intersection, the property remained vacant for over a year.
Realizing the influence that the corner had on the Silver City Main
Street District's image, and not wanting it to remain vacant, LBWN
worked to purchase and finance the vacant mixed-use building.

After major transformation, LBWN renovated the property into a
beautiful bakery and café with two affordable 2-bedroom apartment
units above.

Turnkey Renovation Program
In an effort to proactively address the drastic increase of foreclosed
homes in the neighborhood, LBWN created the Turnkey Renovation
Program in 2008. The goal is to purchase vacant, foreclosed homes
and update, renovate with high efficiency standards, and sell at a
price affordable for a moderate income owner-occupant buyer. By
renovating the home it is given a new life, the former block eyesore
transforms to an asset, a new stakeholder is added to the
neighborhood, and a house that may have been purchased by an
absentee owner is removed from the market and placed in the hand
of a responsible new neighbor.

LBWN has completed two homes through the Turnkey Renovation
Program and has plans to grow this very strategic program.
